A recorded undivided 1/13 fee-simple interest in Parcel No. 64 Estate Chocolate Hole No. 11, Cruz Bay Quarter, St. John, U.S. Virgin Islands, subject to the governing documents.

Up to six of the thirteen interests in Villa Kia Orana are being offered. The current owners retain at least seven.

The current asking price is $477,000 per deeded 1/13 interest. Additional closing and ownership expenses apply. Seller-paid buyer-broker compensation is provided in the transaction terms.

Yes. Each interest is responsible for an equal 1/13 share of the annual operating budget and reserve contribution, along with applicable owner-specific and per-stay costs. A $250 dog cleaning fee applies only when dogs stay at the villa.

Each interest has four weeks of annual use total. A maximum of one designated Holiday period may be booked per interest each year, and that Holiday stay counts within the four-week annual allocation rather than adding a fifth week.

Yes. Owners may elect to release their own allocated weeks to short-term rental. Rental income applies only to the owner's successfully rented weeks and is reduced by applicable costs and fees. When VKO Hospitality LLC books a released week, its management fee is 15% of gross rental revenue.

The ownership documents provide for transfer as real estate, subject to the governing documents and applicable right-of-first-refusal procedures.
